Legal basis
Victorian land transfer duty is imposed under the Duties Act 2000 (Vic), Chapter 2. Rates and thresholds are administered by the State Revenue Office Victoria. The principal place of residence concession sits under s 57J and the first home buyer duty exemption/concession under s 57JA.
How the calculation works
Apply the SRO Victoria land transfer duty rate schedule (marginal bands under the Duties Act 2000 (Vic)) to the contract price. Apply the PPR concession if the buyer will occupy the property. Apply the first home buyer exemption (up to $600,000) or tapered concession (up to $750,000) if eligible. If a foreign purchaser, add the 8.5% additional duty under s 3(1) and Part 5 of the Act (the rate rose from 8% to 8.5% on 1 July 2024).

Is the SRO rate schedule current?
The calculator uses the SRO Victoria rate schedule as at the build date shown in the result. Rates are periodically adjusted — confirm against sro.vic.gov.au before relying on the estimate.
How does the PPR concession work?
Where the buyer will occupy the property as their principal place of residence for at least 12 months starting within 12 months of settlement, the PPR concession under s 57J reduces duty on dutiable values up to $550,000. The calculator applies it where the PPR flag is set.
Is there a full first home buyer exemption?
Yes — for PPR first home buyers, the full exemption applies where the dutiable value is $600,000 or less. A tapered concession applies between $600,001 and $750,000. Eligibility (prior ownership, residency, occupancy) sits outside the calculator.
What about the foreign purchaser surcharge?
Foreign purchasers pay an additional 8.5% duty under Part 5 of the Duties Act 2000 (Vic) for contracts entered into on or after 1 July 2024 (the previous rate was 8%). The calculator adds this when the foreign purchaser flag is set. Joint purchases by mixed-residency couples require a proportional split that is not modelled.

Does it cover commercial property?
No. The calculator is residential. Commercial and industrial property has moved to a commercial and industrial property tax regime from mid-2024 — use SRO Victoria directly for those transactions.
What about pensioner concessions?
