Confirm contract exchange

Confirm contract signed, dated and deposit received into trust.

Obtain discharge authority

Instruct outgoing mortgagee to prepare discharge and provide payout.

Respond to buyer requisitions

Answer buyer requisitions on title within contract timelines.

Calculate adjustments

Calculate council rates, water, land tax, and strata levy adjustments at settlement.

Prepare PEXA workspace

Set up PEXA workspace, invite parties, and upload documents for electronic settlement.

Attend settlement

Sign digitally in PEXA, coordinate mortgagee payout and disbursement of net proceeds to vendor.

Post-settlement handover

Authorise deposit release, send settlement statement, and close the matter.
