VIC stamp duty calculation checklist

Victorian stamp duty is assessed under the Duties Act 2000 and calculated by Revenue Victoria. This checklist is for VIC conveyancers calculating duty on residential property transfers.

Determine dutiable value

Determine the dutiable value — generally the higher of contract price or market value.

Apply standard duty rates

Apply the current Victorian transfer duty scale to the dutiable value.

Check PPR concession

Assess principal place of residence concession for homes under $550k.

Check first home buyer concession

Assess first home buyer exemption (under $600k) or concession (up to $750k).

Check pensioner concession

Assess pensioner concession or exemption eligibility.

Check off-the-plan concession

For qualifying off-the-plan purchases, apply the dutiable value based on construction progress.

Check foreign purchaser additional duty

Assess the 8% foreign purchaser additional duty if any purchaser is a foreign person.

Check corporate reconstruction exemption

For intra-group transfers, assess corporate reconstruction exemption eligibility.

Calculate total duty

Calculate the net duty payable after all concessions and additional surcharges.

Lodge through Duties Online

Lodge the duty assessment through SRO Duties Online or via PEXA.

Pay duty before settlement

Ensure duty is paid or included in PEXA financial settlement before settlement date.

Retain assessment records

Keep the duty assessment and supporting evidence on file for 5 years.
