Check building and pest conditions
Confirm the building and pest inspection satisfies any condition in the contract within the specified period.
Lodge duty via OSR Online
Prepare the dutiable transaction and lodge for self-assessment. Apply home concession or first home concession where eligible.
Create PEXA workspace
Create the PEXA workspace, invite the vendor, incoming mortgagee, and outgoing mortgagee.
Complete VOI
Complete verification of identity for the client under the ARNECC standard. Retain evidence for seven years.
Calculate settlement adjustments
Adjust council rates, water, land tax, and body corporate fees to the settlement date.
Confirm finance approval
Confirm unconditional finance approval from the purchaser before the finance clause expires.
Order body corporate information
For community titles, order the disclosure statement and check financial position, insurance, and disputes.
Conduct final inspection
Arrange the final inspection before settlement. Confirm the property matches the contract condition.
Attend PEXA settlement
Sign off in PEXA at the scheduled time. Confirm funds disburse and title transfers.
