Review registered by-laws covering pets, renovations, short-term letting, and parking.

Confirm admin fund and capital works fund levy amounts and frequency.

Check special levies

Identify any current or anticipated special levies for remedial works or upgrades.

Review capital works fund balance

Assess the capital works fund balance against the 10 year capital works plan.

Review recent AGM minutes

Review the last 2 AGM and EGM minutes for disputes, works, or legal proceedings.

Check insurance cover

Confirm current building insurance, public liability, and workers compensation cover.

Check building defects

Identify any known defects, claims, or remediation projects underway.

Review common property

Review common property boundaries and identify any exclusive use rights.

Check litigation

Check for any current litigation between the owners corporation and third parties or owners.

Review management contract

Review the strata managing agent contract, fees, and expiry date.

Advise client on risks

Advise client on key risks, special levies, and restrictions before exchange.
