The checklist
Review the sale contract
Confirm the contract terms under the 2022 Joint Form of General Conditions and any special conditions.
Conduct title search
Order the current Landgate title search. Confirm proprietor, encumbrances, and any memorials.
Order Landgate searches
Conduct strata plan, diagram, and interests search. Order rates, water, and land tax clearances.
Check planning and zoning
Order the planning certificate and confirm zoning, heritage listings, and any proposed road widening.
Lodge transfer duty
Lodge the duty transaction via Revenue Online. Apply first home owner or concessional rate where eligible.
Create PEXA workspace
Create the PEXA workspace and invite the other side, mortgagee, and outgoing mortgagee.
Complete VOI
Complete verification of identity for the client under the ARNECC standard. Retain evidence for seven years.
Calculate settlement adjustments
Adjust shire rates, water, land tax, and strata levies to the settlement date.
Confirm finance approval
Confirm unconditional finance and mortgagee readiness in PEXA.
Check strata company information
For strata title, obtain the section 43 certificate and review financials, insurance, and by-laws.
Conduct final inspection
Arrange the final inspection before settlement and confirm the property matches the contract.
Attend PEXA settlement
Sign off in PEXA at the scheduled time. Confirm funds disburse and title transfers.
