What is a pool safety certificate in Queensland?
A pool safety certificate is issued by a licensed pool safety inspector under the Building Act 1975 (QLD) and confirms that a swimming pool or spa on the property complies with Queensland's pool fencing and safety standards. A current pool safety certificate is mandatory before selling or leasing a property with a pool in Queensland. Certificates are valid for one year (shared pools) or two years (non-shared pools).
When a certificate is required
A pool safety certificate must be obtained before a property with a pool or spa is sold (attached to the contract) or leased. For sales, the certificate must be current at settlement. For leases, the certificate must be current at the start of the tenancy. The requirement applies to all regulated pools — generally any pool capable of holding 300mm or more of water.
What the inspector checks
The inspector checks pool fencing height (minimum 1200mm), gap clearances (no gap greater than 100mm), gate self-closing and self-latching mechanisms, CPR signage, climbable objects within 900mm of the fence, and window/door access points. Non-compliant pools cannot receive a certificate until rectification works are completed.
