What this calculator does
Stamp duty (formally "transfer duty") is one of the largest costs in any NSW residential property purchase. This calculator estimates the duty payable based on the purchase price and applies any first home buyer concession the buyer may be eligible for. Use it for client estimates, marketing, and matter intake.
Legal basis
NSW transfer duty is governed by the Duties Act 1997 (NSW). The duty thresholds and rates are set by Revenue NSW and updated periodically. First home buyer concessions are governed by the First Home Buyer Assistance Scheme.
How the calculation works
Calculation applies the Revenue NSW transfer duty rate schedule to the purchase price, then applies any First Home Buyer Assistance Scheme concession or exemption based on the property value and the buyer's eligibility.

What about foreign purchaser surcharges?
The calculator does not currently account for the foreign purchaser surcharge. If you or your client are not an Australian citizen or permanent resident, additional duty applies — talk to Revenue NSW or a NSW conveyancer.
